Before you proceed, you must read our legal statement. By making a reservation, you are agreeing and accepting all legal items listed below and hereby certify that you are at least 21 years of age.
This agreement constitutes a contract between
the guest(s) and Majestic Vacation Rentals LLC.,as Agent.
ONLINE BOOKING
- Prices do not reflect specials,
- This estimate is based on maximum occupancy of the unit.
- 50% of total rental is required to secure reservation.
- Reservations are not confirmed until guest receives confirmation notice.
Failure to follow any procedures or directions in this agreement could result in additional charges.
AGENCY DISCLOSURE- MAJESTIC VACATION RENTALS LLC, serves as the agent and representative of all owners of vacation properties in its rental program, and is acting at all time in and for the best interest of the owners.
RESERVATION REQUIREMENTS- A minimum of 50% of the total amount will be due at the time of reservation to confirm your dates and hold the unit for your reservation. We must receive your initial payment within 7 day after booking if paying by check, money order or cashiers check. Advance pre-payments may be made prior to arrival. All reservations made for long term (snowbird rental) require 25% of the total payment upon reserving the unit. All reservations made within 30 days of arrival will require payment to be made in full at the time of reservation.
CONFIRMATION- Confirmation of the reservation will be mailed, faxed or emailed to guest(s) upon receipt of reservation advanced payment. Please read the confirmation for accuracy of dates. Mailing address, number of adults and children and accommodations. Any errors must be directed to the reservations department within 7 days of receiving confirmation. Pleas pay close attention to your lease! Occupancy is limited to REGISTERED GUESTS ONLY. There are no over night visitors allowed. In the event this occurs your rent will be forfeited and you will be asked to vacate the premises.
FINAL PAYMENT- Final payment is due 30 days before your scheduled arrival date. It is at that time that you will receive the directions and arrival packet for your Unit.
PETS- Pets are NOT permitted in rental properties at any time, No Exceptions. If any evidence of pet(s) is/are found on the premises, you will be asked to vacate the property immediately and guest will forfeit rent.
SMOKING- Smoking is not permitted in any unit. Any evidence of smoking found in the unit will result in forfeiture of rent and or eviction.
KEYS- Any lost keys or gate pass will result in a charge of $10.00 per key and $30.00 per gate pass. In the event that you are locked out of your condo, call (866) - 714-9904. A lock out fee of $75.00 will be charged to you.
WRISTBAND POLICY- Wristbands are provided for you to use at the pool and fitness room(if you are staying in Majestic Sun). Each person must wear a wrist band to be in either of these areas. The number of wristbands will not exceed the maximum occupancy of the unit. You must verify that all wristbands are present and notify agent if any are missing. There is a $10.00 charge for each missing band if lost or taken on departure.
CUSTOMER SERVICE- After your reservation has been made, if you have any questions, we will be pleased to answer them for you.
CHECK IN TIME IS 4:00 PM- You will receive the directions and the lock box code that you chose for the unit once final payment is received. The code that you gave to the reservationists for the lock box will not work before your scheduled arrival time. PLEASE REMEMBER YOUR CODE!
CHECK OUT TIME IS 10:00 AM- This is strictly enforced so that there is adequate time for housekeeping to prepare the property for the next guest. In the event the unit is not vacated at the scheduled time without consent of the agent, a fee equal to the rental rate for one (1) day will be assessed to guest(s). All keys, gate passes and wristbands must be left in the condo.
CANCELLATIONS- A $100.00 administration fee is assessed for all cancellations. However, if guest(s) cancel less than 30 days prior to their arrival they will forfeit any advance payment. RESERVATIONS CHANGE FEE- All reservations that need date and or property changes are subject to a non-refundable $30.00 rescheduling fee per change. All changes must be made prior to cancellation period expiration. No changes to reservations will be allowed within 30 days of the arrival date.
NO SHOW POLICY- The total amount of the reservation will be charged.
SECURITY DEPOSIT- guest is required to pay $35.00 for a non-refundable Damage Waiver to cover any unintentional damage up the amount of $200.00. Damage in excess of $200.00 or damage that is deemed by Majestic Vacation Rentals LLC to not be of an unintentional nature will be charged to guest=s credit card. This damage waiver does NOT cover intentional damage, theft or excessive cleaning.

RETURNED CHECKS- A $35.00 service charge will be incurred for any returned checks.
MAXIMUM OCCUPANCY- Your reservation confirmation will state the maximum occupancy allowed. If maximum capacity is exceeded, you may be evicted from the property and forfeiture of all rents paid.
PROPERTY RULES AND REGULATIONS- Property belongs to an association. Please adhere to all rules and regulations governing the use of the property you are occupying along with on-site amenities. The Rules and Regulations apply to all property owners and guests. Failure to comply may result in evictions and forfeiture of remaining rent.
PARKING- Park in designated areas only. We will provide you with a parking pass via e-mail or USPS prior to your arrival date. You will need a parking pass or your vehicle will be towed at your expense. Many rental properties prohibit or restrict on-site parking for recreational vehicles, boats or trailers. Please inquire prior to check in for parking restrictions.
MAINTENANCE ISSUES- During your stay, please promptly report any maintenance issues to the manager on duty. Please do not leave patio doors open or windows open while running the a/c or heating unit.
REPAIRS~SERVICE CALLS~REFUNDS- Agent(s) cannot guarantee against mechanical failure of heating, air conditioning, TV=s, satellite receivers, VCR=s or other appliances. Please report any inoperative equipment to the manager on duty immediately. Agent will Make every reasonable effort to have repairs done quickly and efficiently or move Guest(s) to a different property if necessary. Should a repair person make a call to a unit and find the equipment is in working order and the problem was due to the Guest(s) oversight or neglect the guest will be charged for a service call. No refunds or rent reductions will be made due to failure of appliances or equipment. All maintenance requests must be reported. PLEASE do not put off notifying us immediately as it could hinder us getting the repair done promptly. Guest(s) understand(s) that agent may enter the rental unit anytime for the purpose of making needed repairs. Please keep in mind that the property has been reserved and held for you and that others may have been turned away. Construction of new accommodations and attractions does occur in resort areas. Refunds or rate adjustments are not made for any inconvenience due to construction, road repair, etc. Please DO NOT ask for refunds, as they are not given due to mechanical failure.
SATELLITE/CABLE TELEVISION- All properties are privately owned and have different subscription packages. Agent does not guarantee any programs or events, guest(s) is/are liable for ordering any pay per view programming will be charged for the event plus an additional $5.00 charge per program and it will be assessed on their credit card.
PHONE CALLS- All properties are equipped with a telephone. All phones have a long distance block on them. Any guest that makes a long distance call from any property will be charged for the call and a $5.00 charge per call.
HOMES~FURNISHINGS~EQUIPMENT~ETC. - All homes and condominiums are privately owned property furnished and equipped by its owner. As such, agent(s) cannot make any changes to the furnishings or equipment provided by the owner. If a guest requires special appliances please bring them with you. Decor, style and color will vary. Furnishings are subject to change without notice. Under NO circumstances is furniture, bedding, utensils or any other property supplied with the rental property to be taken out or transferred from one unit to the other. This will result in an additional charge to your credit card. Moving of any furniture is prohibited. Any evidence of such will result in a charge to your credit card. Certain areas in each rental property are locked for the Owners personal storage and are not included in this rental.
LINENS- A basic supply of linen is provided in each property. Bed linen and bath towels are not changed during your stay. The startup of bath soap, toilet tissue and trash bags are not replenished.
LISTINGS & PRICING- Information regarding individual listings is believed accurate but cannot be guaranteed. We have made every effort to ensure that all of the information on Agents website is accurate and current. The possibility of errors and omissions exists. We will be happy to confirm all data contained herein or answer any questions you may have prior you booking your reservation. Rates, furnishings, fees and taxes are subject to change without notice. Rates- Rates for weekly stays are shown on our website at www.majesticvacationrentals.com and are based on each type of unit. Most of our properties can be rented with a three night minimum in off season and a seven night minimum during peak season. Minimum night requirements may vary for holidays and special events.
DOUBLE BOOKINGS- Double bookings are rare however, in the event that a guest=s reservation for the rental property overlaps or matches the reservation of another tenant, agent reserved the right to relocate guest to a different rental property within the agents rental program or that of another company. Every effort will be made to ensure that the replacement property is reasonably comparable to the original unit booked. Agent shall have the sole right to select such replacement property. Agent agrees to pay any additional charges due in excess of the rental amount for the rental property and refund any amounts paid by guest in excess of the replacement property amount. Guest will have the option to (1) accept the replacement property or (2) reject the replacement property and receive refund of all rents and fee paid for the rental property. Guest agrees that guest=s choice between these alternative will be guest=s sole remedy for any and all damages, liability or inconvenience arising out of the double booking.
CLEANING REQUIREMENTS-Guests are required to leave the unit in the same general condition it was when the guest arrived. Dishes should be placed in the dishwasher and started. Beds do not need to be made. Place all towels in the bathtub. Housekeeping will dust, vacuum, sanitize and clean all linens and towels upon your departure. If additional cleaning is required, appropriate charges will be assessed on your credit card. Guest is responsible for any damage, abuse, excessive cleanup requirements or loss caused by any member of the guest=s party to the property or its contents during guest occupancy. Inspectors walk through each unit after each check out to ensure the property is left in good order. Cleaning arrangements during an extended stay are available for an additional charge.
TERMINATION BY OWNER/SUBSTITUTIONS- Agents strive to comply with all reservation requests for specific vacation properties. However, due to ownership changes, properties being removed from rental use, mechanical problems or any other unforeseen circumstances, agent cannot absolutely guarantee a specific rental property. Agent reserves the right to change unit assignment without notice or liability should the unit or property become unavailable. In the event that this does occur, the guest has two (2) options. (1) Guest can accept a property comparable to the unit they had at no additional cost to them or (2) Guest can request an upgrade for which the guest will be responsible for any difference in price. If there are no units available guest will receive a complete refund. Agent will attempt to give as much notice as possible so other arrangements can be made.
ACTS OF GOD- If a hurricane or severe weather conditions occur, the Emergency Management Service may issue a mandatory evacuation notice. Accommodation refunds will be pro-rated from the time of your departure. If no evacuation notice is issued and you choose to leave the property before end of your reservation no refunds will be given. If a hurricane is headed towards the area within 3 days of your scheduled arrival date, you may reschedule your reservation or receive a full refund. If you cancel your reservation prior to the 3 days, you will forfeit the rent paid on the property (NO EXCEPTIONS). If a hurricane has passed the area and you are scheduled to arrive within 10 days of landfall and if conditions are unfavorable for renters (no power, damage to unit or road closures) you will receive a full rental
HOUSE PARTIES ARE NOT PERMITTED! B Rental guest understands that agent will accept families, married couples, and responsible adults minimum age 25. Guests agree that more than the number of people stated on the lease shall not occupy the premises. If the unit is occupied by more than the number stated, it will result in loss of total rent and or additional charges to credit card. Occupancy in use of premises shall not be such as to disturb or offend neighbors. The use of firearms or fireworks is strictly prohibited. Guest certifies that they have read carefully the limitations placed on the number of persons permitted to occupy the premises, and agree to abide by such limitations, if not, the Guest(s) will be asked to vacate the premises and forfeit all rent.
EXPEDITED EVICTION- A material breach of this agreement by guest(s), which in the sole determination f the agent, results in damage to the premises, personal injury to guest(s) or others, a breach of the peace, a nuisance to others or a violation of criminal law or local code, shall be grounds for termination of guest(s) tenancy. Violation of any of the rules contained herein will result in IMMEDIATE EVICTION and forfeiture of rent. Guest(s) may be evicted under such procedures if guest(s) (1) hold over in possession after tenancy has expired, (2) commit a material breach of any provision of this agreement that according to its terms would result in termination of tenancy, (3) fail to pay rent as required by this agreement, (4) Have obtained possession of the premises by fraud or misrepresentation. Any reservation made under false pretenses will result in forfeiture of advance payments and the party will not be permitted to check-in.
RIGHT OF ENTRY- Guest(s) agree that the agent(s) reserve the right to enter the rental unit at anytime to investigate disturbances, check occupancy, check for damage to make such repairs, alterations or improvements thereto as agent(s) deem appropriate.
INDEMNIFICATION AND HOLD HARMLESS- Guest(s) agree to indemnify and save harmless the owner and the agent for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or related to any claim or litigation which may arise out of or in connection with guest(s) use and occupancy of the rental unit including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by guest(s). The terms Aagent(s)@ and Aowner@ as used in this agreement shall include their heirs, successors in the interest, assigns, employees, agents and representatives where the context required or permits. The terms Aguest(s)@, Ayou@, and Ayour@ as used in this agreement shall include guest(s) heirs, successors, assigns, guests, invitees, representatives and other persons on the rental property during guest(s) occupancy(without regard to whether such persons have authority under this agreement to be upon the rental property) or where the context permits.
DISPUTES- This agreement shall be governed by and interpreted in accordance with the laws of the state of Florida, and shall be treated as though it were executed in the county of Walton, state of Florida. Any action relating to this agreement shall be instituted and prosecuted in the Walton County Superior Court, Florida guests specifically consent to such jurisdiction and to extraterritorial service of process.
MAJESTIC VACATION RENTALS LLC, RESERVES THE RIGHT TO REFUSE SERVICE TO ANYONE- All rental properties are leased without regard to race, color, religion, sex, national origin or handicap. Due to liability issues, we are unable to provide prospective renters with keys to preview properties.
VIOLATING AGREEMENT- If guest(s) violate any of the conditions of this agreement; agent(s) may terminate this agreement and enter premises. Upon notice of termination of this agreement, guests(s) shall vacate the premises immediately and forfeit all rents.
SUBLETTING- Rental properties may not be sublet to any other party. Your reservation is not transferable to any other party.
AMENITIES- In order to keep your cost down, we do not offer a beach service or amenities card at this time. You are able to participate in these services by contacting the vendors directly at your property site.
UNFORSEEN CAUSES- Owners and Management Company are not responsible for local conditions such as beach closures, water conditions, marine life presence or bad weather. If a guest vacates the property early due to any of these conditions rent is non refundable.
CREDIT CARD- I am providing my credit card number as a guarantee. I agree to pay all rent and or outstanding long distance phone charges, accept all terms of the lease agreement and accept all liability for any damage beyond normal wear and tear during the term of my lease with MAJESTIC VACATION RENTALS LLC. If I fail to do so I understand that this cost will be charged to my credit card and all credit card sales are final!
